About Fountains
Fountains at Gateway is a 31-acre Class A office, retail, entertainment and condominium development in burgeoning Rutherford County, less than 30 minutes from Nashville. The walkable corporate office campus, restaurant and retail district–and the soon-to-be developed Atrium at Fountains condominiums–compose this contemporary urban landscape.
Office, retail, restaurants and entertainment areas are situated around a central plaza with multiple fountains and pocket parks. The residential community overlooks Gateway Island Park. All are interconnected by a system of walkways leading to the adjoining city greenway, seamlessly connecting pedestrians and cyclists in a friendly hub of activity and planned events.
Fountains at Gateway includes 400,000 square-feet of Class A office space, 90,000 square-feet of retail space and 53 luxury for-sale condominiums surrounding an atrium courtyard.
Phase I is fully leased. It includes a four-story, 105,500-square-foot office building with retail on the first floor and two adjacent retail buildings totaling 32,000 square-feet. More than 20 restaurant and retail tenants serve office tenants, the booming Medical Center Parkway business corridor and Murfreesboro residents.
Phase II of the development is a similar footprint of Phase I, located on the opposite side of the central plaza. A five-story, 212,000-square foot Class A office building will include three floors of luxury for-sale condominiums surrounding a three-story atrium courtyard, one-and-one-half floors of corporate office space, and ground-floor retail. Access-controlled underground parking will serve residents and a parking deck at grade will serve office and retail tenants and guests. An adjoining five-story, boutique hotel will connect by skybridge to the atrium level of the condominiums, and the hotel fitness center and pool will be shared with condominium owners. Additional event space, restaurant and retail space will be on the ground floor.
Phase III will complete the development at the far end of the plaza with Class A office space, including a marquee office building that can be customized for large tenants. This phase will also include luxury multifamily, restaurant and retail.
