Atrium at Fountains Luxury Condominiums Opens Sales Office and Showroom Now Available by Appointment

March 20, 2024 — Fountains at Gateway has broken ground on Two Fountains Plaza, announced developer Scott Graby. The upcoming five-story building will be situated in phase two of the development, directly across from the fully leased One Fountains Plaza four-story building with its corporate offices, restaurants and retail.

Two Fountains Plaza will include underground parking, Studio at Fountains corporate office suites and meeting space on the first and second floors, and Atrium at Fountains – a 52-unit luxury condominium community – on the top three floors. Completion is slated for late 2025.

Atrium at Fountains is Murfreesboro’s first luxury, European-style condominium development and will offer an unparalleled living experience. The spacious condominiums, which start in the mid-$500,000s,  will feature light-filled, high-end finishes in one-, two- and three-bedroom floor plans. Each modern residence will include an open living and dining area that adjoins a sleek kitchen with an island, and a large primary suite with ensuite bath. Most residences will feature a floor-to-ceiling glass wall system that opens to a large, private covered terrace. February 15, 2023 — Fountains at Gateway recently acquired 5.12 acres of adjacent land from the City of Murfreesboro to develop the second phase of its Class A mixed-use development, announced Scott Graby, president of Hearthstone Properties.

Two Fountains Plaza, the first building in phase two, will be a five-story, Class A building situated directly across from the fully leased, four-story One Fountains Plaza. It will include one-and-one-half floors of corporate office space, three floors of luxury for-sale condominiums surrounding an atrium courtyard, and ground-floor retail, fitness studio, an eatery and the office lobby entrance. Access-controlled parking for residents will be underground, with a parking deck at grade above.

The development will feature several new and innovative concepts for Murfreesboro. First will be the use of mass-timber construction, which is becoming very popular in mid-rise and even high-rise buildings due to innovations in fire rating and the natural beauty achieved with exposed beams and ceiling decks. At 212,000-square-feet under roof plus a 140,000-square-foot attached parking structure, Two Fountains Plaza will be the largest mass timber building in Tennessee.

Graby said Fountains’ design team has been working for over a year on its vision for a luxury, urban-style condominium component.  Atrium at Fountains will offer 53 luxury condominiums on floors three through five with spacious, light-filled residences featuring high-end finishes in one- two- and three-bedroom floorplans. Each residence will include an open living and dining area that adjoins a sleek, European-style kitchen with island, and floor-to-ceiling glass NanaWall system opening to a large, covered terrace with glass railing. Twelve condo layouts will range from 771 square feet with a 200 square-foot terrace to 2,638 square feet with a 600 square-foot terrace. Ceiling heights range from just under 10 feet to 12.5 feet in living rooms with exposed wood ceilings.

Condominium owners, who will have underground secure parking and a private lobby, will take the elevator to their floor and enter their residence via an exclusive 40-foot by 200-foot, three-story atrium. This glass-roofed, climate-controlled atrium features tropical trees and plants nestled among walkways and a variety of seating areas. The atrium space is thoughtfully designed with a 30-foot waterfall and koi pond, recessed firepit, gazebo, secluded alcoves for reading or unwinding, and cozy swings below a fourth-floor skybridge. A more formal amenity area on the opposite end of the atrium features a linear fireplace surrounded by overstuffed chairs and sofas for quiet conversations. Adjacent to the atrium, a community living room features a warming kitchen and dining room for larger gatherings, a TV viewing area and glass NanaWall system opening to a balcony that overlooks Fountains Plaza stage and splashpad.  Condominium owners will also have complimentary access to the Studio at Fountains café and meeting spaces on the lower floors.

August 3, 2022 — Goodness Gracious Restaurant and Catering, a family-owned and chef-run Southern gourmet restaurant, will open at Fountains at Gateway early this month, announced developer Scott Graby, president of Hearthstone Properties.

Owned and operated by Eric and Nicole Ford, Goodness Gracious will serve a full menu of from-scratch starters, entrees, hot and cold sides, and an array of desserts. Goodness Gracious also provides catering, from small drop-offs to full catering services.

“We are excited and nearly ready to continue serving our customers at our new location at Fountains at Gateway,” said Nicole Ford. “With more days of operation, we welcome customers to come visit us and satisfy their cravings for cinnamon swirl pancakes, filled strawberries, gouda grits, Monte Cristo, and all of Eric’s delicious creations. As we move into our new, customized restaurant space, we can assure our customers that our family atmosphere, food and love of the business will remain the same.

The new Goodness Gracious at Fountains is located in a 3,029-square-foot space in the MMC building. The restaurant will seat more than 80 people inside and includes a small, upscale, private meeting room. Guests are welcome to enjoy outdoor dining on the patio, and takeout services are also available. The interior buildout of the restaurant is nearly complete, and the Fords will announce the grand opening date on the restaurant’s Facebook page.

June 22, 2022 — Love Thai Sushi, a family-owned, Thai restaurant concept in Christiana, will open its second location in early July at Fountains at Gateway in Murfreesboro, announced developer Scott Graby, president of Hearthstone Properties.

Serving authentic Thai and sushi to a dedicated customer base in Christiana for five years, Love Thai Sushi will also offer its Fountains at Gateway customers a wide range of chef-created menu options, from homemade dumplings, eggrolls and other starters to soups, salads and an extensive list of Thai entrees and sushi rolls.

Owned and operated by husband-and-wife team Wetchayan (Puy) Darasawang and Phitsamay Vannavong, Love Thai Sushi’s new 2,312-square-foot retail space at Fountains at Gateway faces Medical Center Parkway, just inside the entrance to Fountains. Interiors were designed by Paradym Studio to have a light and airy Asian feel, with garage doors that open to create a magical evening atmosphere on the patios and string lights overhead.

Customers can place carryout orders on Love Thai Sushi’s online ordering system. When dining at the restaurant, guests have the option of ordering online or from their server.

With decades of experience, Chef Puy and a fellow chef from Thailand develop the menu and prepare the array of dishes. Mrs. Vannavong runs the business.

“Our motto is Good Friend, Good Food and Good Life,” said Mrs. Vannavong. “Puy opened his first business in Thailand. In 2015, we came to the United States with a dream to create a small family business here. Our dream came true when we opened Love Thai Sushi in Christiana and had our first child. Our son, Dragon, is now four years old, and in early July, our dream continues as we open our second restaurant and serve more friends and customers.”

Graby said he and his family had heard great things about Love Thai Sushi’s restaurant in Christiana, but he wasn’t particularly fond of Thai food and steered clear of Sushi. “I sent our staff to try out the food for me to make sure it was as good as we’d heard. They came back raving about the food and brought me samples, which were actually amazing. Even the vegetable roll. I’ve since become a fan and am excited to introduce Love Thai Sushi to Fountains and Murfreesboro.”

Love Thai Sushi at Fountains will announce the opening date on its website. The restaurant will be open daily for lunch and dinner, with hours and menu items posted to the website.

September 9, 2021 —  Saltworks Security, an application security consulting company, has opened its new headquarters for development and customization at technology hub Fountains at Gateway in Murfreesboro, announced Dennis and Susan Hurst, co-founders of Saltworks Security.

Saltworks Security serves global financial, healthcare, insurance and other institutions that create applications to manage highly secure data. Saltworks’ engineers partner with customers to build world-class application security programs throughout their organizations’ software development life cycles.

Saltworks will hire more than 25 engineers in software development and application security to be based at the new development headquarters. The new 5,464-square-foot office space, located on the top floor of One Fountain Plaza, offers a convenient location and a Class A office and retail environment to team members living in Murfreesboro and surrounding communities.

October 30, 2020 — Hearthstone Properties has developed Kids Cove at Fountains, Murfreesboro’s first Class-A distance learning center providing drop-in and full-time access to a fun and safe learning center for kids in K4 to 8th grade. Kids Cove will open November 2 in a 4,477-square-foot space on the ground floor of One Fountain Plaza at Fountains at Gateway, announced developer Scott Graby, president of Hearthstone Properties.

February 28, 2020 — Hearthstone Properties has launched Studio at Fountains, a new Class A workspace model of small, fully furnished, private offices and shared co-working amenities designed for individuals, small teams and fast-growing companies. The new office concept will occupy 15,000-square-feet of office space on the third floor of One Fountain Plaza at Fountains at Gateway, a Class A corporate office campus and retail district in Murfreesboro, announced developer Scott Graby, president of Hearthstone.

Studio at Fountains will include 80 private office studios and suites. November 13, 2019 — The third annual Winterfest at Fountains at Gateway brings outdoor ice skating and holiday activities to Murfreesboro for nine weeks, from November 22, 2019 through, January 20, 2020, announced developer Scott Graby, president of Hearthstone Properties.

Winterfest creates a magical experience for all ages with festive holiday lights, decorations and music on the central plaza. The festival offers ice skating in addition to concerts, school spirit skate nights and pictures with Santa.

“We were thrilled that more than 15,000 skaters and spectators from across Middle Tennessee joined us at last year’s Winterfest,” said Graby. “This year, we are planning for more visitors, families and groups to enjoy the rink.”

October 30, 2019 — SteelSummit Holdings, a leading national metals service center and trading company based in La Vergne, Tennessee, has selected Fountains at Gateway for its corporate headquarters. The firm has leased 11,551 square feet of office space on the third floor of One Fountain Plaza at Fountains at Gateway, announced Fountains developer Scott Graby, president of Hearthstone Properties.

Approximately 30 executives and management team members will move from the company’s manufacturing location in La Vergne to the new headquarters space at Fountains at Gateway, which will also accommodate future growth, according to Todd Rollins, CEO of SteelSummit.

The company processes metals for the automotive, heating and cooling, appliance, construction, and other industries, and has a manufacturing facility in Davidson County near La Vergne.

“Our company and headquarters operations are expanding and we need to move our corporate offices to a larger more strategic location,” said Rollins. “Fountains at Gateway in Murfreesboro offers the headquarters space we need in a location that is close to Nashville International Airport to accommodate our visitors. It also offers our people a better commute and the conveniences along the Gateway business corridor. Everyone on our headquarters team is excited about the move.”

March 7, 2019 — Steakhouse Five, a new high-end steakhouse concept, has leased 3,552-square-feet of space and will open at Fountains at Gateway in early summer, announced developer Scott Graby, president of Hearthstone Properties.

Created by Mitchell Murphree, Executive Chef and owner of Five Senses restaurant in Murfreesboro, Steakhouse Five will feature premium quality meats and local produce as well as fresh seafood. “We celebrated 15 years at Five Senses in November,” said Murphree.  “With that, I’ve been planning an upscale steakhouse for some time and building a great team that would enable us to operate two restaurants. My grandparents raised livestock, my family ran a country ham business, and I was a member of the UT Knoxville meat judging team. You could say an appreciation for meat has been with me since I was born.” “At Five Senses, we have always called it ‘fun dining’,” added Murphree. “It has been a destination for people who love something different and seasonal.  Steakhouse Five will deliver that same commitment to the highest quality food and hospitality.”

December 21, 2018 — Just Love Coffee, a full service, locally owned artisan coffee roaster and franchisor of Just Love Coffee Café, will open its eighth location at Fountains at Gateway early next year, announced developer Scott Graby, president of Hearthstone Properties.

Just Love Coffee Café serves a full menu of its specialty drip coffee, classic caffe’, traditional espresso, cold brews, and signature lattes as well as a wide range of breakfast, lunch and dinner entrees, sandwiches, salads and sweets. The coffee shop also provides food and beverage catering, from small drop-offs to full catering for 2,000 with a mobile espresso cart and omelets made onsite.

Just Love Coffee Café at Fountains will be located in a 1,897-square-foot retail space adjoining the pocket park that connects the retail space and five-story office building. The interior buildout of the coffee shop is underway and the projected opening date is March 2019.

November 1, 2018 — As the holiday season approaches, the second annual Winterfest at Fountains at Gateway brings outdoor ice skating and holiday activities to Fountains Plaza, November 17 to January 21.

Winterfest features one of the few outdoor ice skating rinks in the Nashville-Murfreesboro-Franklin area. The festival offers ice skating for all ages in addition to concerts, themed skate nights, Christmas caroling and pictures with Santa. Festive lights and holiday decorations adorn the central plaza to create a magical experience for all ages.

Special events include an Exhibition Skate by the Scott Hamilton Club, November 30; pictures with Santa, December 1; and Ball Brothers Concert, December 6.

April 25, 2018 — i3 Verticals, a leading provider of integrated payment and software solutions, has leased 8,500-square-feet of office space on the top floor of One Fountain Plaza at Fountains at Gateway, a Class A corporate office campus and retail district in Murfreesboro, announced developer Scott Graby, president of Hearthstone Properties.

March 8, 2018 — Murfreesboro Medical Clinic will be the anchor tenant of a new, 22,200-square-foot retail building which began construction last month at Fountains at Gateway, announced developer Scott Graby, president of Hearthstone Properties.

MMC has leased nearly 80 percent of the new building for its growing medical spa, dermatology and plastic surgery departments. The 17,565-square-foot lease includes 6,068 square feet on the first floor and 11,497 square feet on the second floor.

According to Joseph A. Peay, Chief Executive Officer of MMC, the three departments will relocate to Fountains in late 2018 or early 2019 from Murfreesboro Medical Clinic and Surgicenter on Garrison Drive, adjacent to St. Thomas Rutherford Hospital.

“We are so pleased to announce the upcoming relocation and expansion of our medical spa, dermatology and plastic surgery practice areas,” said Peay. “Led by board-certified dermatologist Dr. Albert Kattine and board-certified plastic surgeon Dr. Brad Medling, the new facilities at Fountains at Gateway will provide ever higher levels of service and amenities to our patients in these departments.”

October 24, 2017 — Name the fastest growing city in the state. Nashville may be the “It City,” but the census finds Murfreesboro equal if not greater in growth. The secret is out! Murfreesboro is on the rise.

What’s the next big thing in Murfreesboro? They call it the new urban landscape. The Fountains at Gateway is a 31-acre Class A multi-tenant office and retail development. Paul Lature, president of the Rutherford County Chamber of Commerce says the Fountains at Gateway is a blue chip investment. “Things are growing; our retail sector is absolutely exploding,” said Lature.

August 7, 2017 — Two new retail concepts, The Soda Bar and Homegrown Marketplace, will open next month in a 2,524-square-foot space retail space in the Fountains at Gateway office building.

The Soda Bar is a dessert shop that will offer specialty ice creams, craft sodas, floats, Hawaiian shave ice, coffees, and signature take-out treats such as edible cookie doughs.

Homegrown Marketplace is a home décor and gift shop that will offer a wide range of décor and furniture for the home as well as stationery, gift items, and locally produced specialty food items. The new concept will be an opportunity for local and regional artists, artisans and craftsmen to showcase their goods.

The signature concepts were created by Hearthstone Properties to fill an important retail niche in the variety of restaurants, shops and services opening at Fountains.

Plans include an indoor-outdoor soda bar that opens onto Fountains Plaza and an outdoor kiosk that allows customers to order outside and receive a text when their orders are ready.  “The interior architecture and store operations are designed for customer enjoyment and convenience, allowing customers to stay engaged in the events and activities on the plaza,” said developer Scott Graby.

Kitchen Fresh is a new, fast-casual restaurant concept built around healthy, organic, chef-inspired food. All food is made from scratch and fresh-to-order.

Meals are served in bowls with ingredients selected by each customer and prepared by Kitchen Fresh staff. Small, regular, family and kid-size bowls are available for dine in or take out. Customers select from a complex carbohydrate base of rice, quinoa or noodles; a choice of vegetable and healthy protein; and one of the restaurant’s handcrafted sauces. The Murfreesboro bakery is slated to open this summer and will offer a wide range of cake flavors and sizes, according to franchisees Jeff and Lynne Warne, who also own Nothing Bundt Cake stories in Nashville and Franklin/Cool Springs.

The Fountains at Gateway location is slated to open this fall and will be the third Nashville-area restaurant for Brixx Wood Fired Pizza, according to restaurant veteran Marc Hanmer of JAM Restaurants, the Brixx franchisee for Middle Tennessee. Hanmer and his family own and operate Brixx restaurants at Cool Springs in Franklin and Indian Lake in Hendersonville.

April 28, 2016 — There’s a movement building in Murfreesboro of people wanting more for the city than just to be Nashville’s little sister to the south. Developer Scot Graby wants his new development, Fountains at Gateway, to be the destination that raises Murfreesboro’s profile. “I’ve visited 15 to 20 developments to get the best ideas,” Graby said during a meeting outlining his dreams for the future.

The health-conscious development will feature rentable bicycles and connectivity to Murfreesboro’s Greenway system. Plus, keycard-protected showers and a bike room for workers “in case you want to bike to work,” he said. “We are trying to be as collaborative as we can be,” Graby said. The entire development will be centered on pocket parks, fountains, stages for live music and an ice rink in the winter. “We are looking for a 24/7 type of feel so there is always something going on,” Graby said.

March 23, 2016 — Tom+Chee has leased a 2,300 square-foot retail space in the new Fountains at Gateway Class A office and retail development, announced developer Scott Graby, president of Hearthstone Properties. The popular grilled cheese and tomato soup restaurant will be located in an 11,000 square-foot retail building facing Medical Center Parkway, just inside the entrance to the Fountains development.

One of the Nashville area’s newest fast-casual concepts, Tom+Chee opened its first restaurant in the Nashville West shopping center on Charlotte Pike, last August.  According to Nashville businessmen Sam and Ray Patel, who own the Middle Tennessee franchise for Tom+Chee, the new Fountains at Gateway location will be the group’s second store to open in the Nashville area.

“Our strategy is to locate Tom+Chee in newer hallmark developments that cater to the modern workforce and feature activity generators that make the development a destination,” said Ray Patel. “Sam and I chose Fountains at Gateway because it’s the most unique development in the area and will become a destination for Murfreesboro residents.

November 13, 2015 — The Nashville Business Journal’s annual list of Top Construction Projects in the Greater Nashville area ranked Fountains at Gateway 17th in total estimated cost at $80 million and 4th in total square footage at 650,000 sq. ft.  Fountains at Gateway is a mixed-use, walkable corporate office campus and retail district that includes 400,000 sq. ft. of Class A office space, 70,000 sq. ft. of retail space and an a apartment community and business hotel. Fountains at Gateway’s developer is Hearthstone Properties and the general contractor is Solomon Builders.

March 29, 2015 — Graby recently reached an agreement to buy the first 12 acres out of 31 from the Murfreesboro City Council for about $2.6 million to develop Phase 1 of a three-phase project that could attract up to 1,600 jobs to a development between Medical Center Parkway and Gateway Island. “It’s going to be a mixed-use project that taps into the new urbanism type of architecture and walkability, so many other factors that play into that lifestyle that we have kind of lost over the last 30 years as people have moved to the suburbs and cars have become the mode of transportation.”

January 20, 2015 — A developer proposing to build three corporate “Class A” office buildings for lease to attract 1,200plus white collar jobs wants to buy 31 acres from the city. The five member commission unanimously authorized Murfreesboro City Manager Rob Lyons to prepare a contract with Graby to buy the first 12 acres for a Phase I deal.  The site is on the north side of Medical Center Parkway, east of neighboring Saint Thomas Rutherford Hospital and near the Gateway Island to the rear.
